About Us

Our family loves Spokane’s South Hill.  In 1975 my grandfather moved here from Minnesota purchased a giant Kirtland Cutter historic home that was converted into 9 rental units.  

 

Currently we own nine beautiful homes in the Perry District that have been completely remodeled (not your typical fix and flip). Five are completely brand-new homes with good bones (plumbing, electrical, insulation, heating, etc.) and 4 are completely re-done right down to the studs and shell.  We built and performed all of the work on these homes ourselves- this way we have ensured that they are of the highest quality… excellence that has the same unique marvelous features in our homes that we build for over $800k… again, not your typical rental quality.  The area has become one of the hot spots in Spokane over the past several years and we are building a nice community here.   If you want to do drugs, steal or party please go somewhere else, there are other places you can rent.    

 

As landlords we are honest, fair, legal, reasonable and flexible- providing you with a beautiful property that you can turn into your home- perhaps for many years. In return for living in one of our properties we expect:

  • You take care of the property and treat it with respect and care as you would your own, 

  • Pay rent in full on time each month and every month 

  • Be a good considerate neighbor. We strive to encourage care and respect for each tenant, and it is important to us that we keep a good community and neighborhood for all to enjoy for many years to come.

Rental Criteria 

I will accept the first applicant who meets the minimum requirements. Accepted applicants will be required to sign a rental agreement.  

GENERAL REQUIREMENTS

·    Applicants must be minimum 18 years of age. All household members aged 18 or older must pass screening detailed in this outline. If roommates are desired, each applicant must individually meet all of the requirements below.  

·    All applicants must provide a hardcopy of valid Picture ID when submitting the application.

·     A complete application listing current, previous, and former rental and employment references with phone listings is required.  This information will be reviewed by the landlord and used to generate a consumer report, which the landlord will review before approving tenancy.

 

INCOME REQUIREMENTS:  

·    Six months of verifiable income is required.

  • ​2.75x's rent income requirement

·    If employed, must be with current employer for the past six months (depending on circumstances). 

·    A current paycheck stub may be required.

·    No “bounced” or insufficient funds checks in the past two years.

·    An open checking account at a local bank or credit union.

·    Gross monthly household income must be at least 2.75 times the rental amount.

·     Self- applicant will be required to show proof of income through copies of previous year’s tax return.

·    Students with no verifiable means of income may be accepted with a qualified co-signer.  

 

 

 

 

RENTAL REQUIREMENTS

·    Six months of positive verifiable housing history from a third-party landlord is required.  In the event applicant does not have six months verifiable housing history, a qualified co-signer will be required.  

·    Home ownership will be verified.  Mortgage payments must reflect no more than four late payments in the past two years. This may be verified with bank or lender. 

·    Evictions and outstanding rental related debt are cause for immediate denial.

·    Reference, which demonstrated documented violations, two or more 3-day notices, late pays, NSF checks within a six month period is cause for immediate denial.

·    Provide favorable references from two previous verifiable, impartial landlords.

·    The applicant will be denied if rental history indicates damage, noise, or any other complaints when the previous manager will not re-rent.  

·    No record of damages to rental property or unpaid utilities in the past 7 years.

 

CREDIT REQUIREMENTS

·    Credit rating minimum of 650.

·     Any outstanding rental related collections or judgments will result in immediate denial.  

  • No more than three late payments on the credit record in the past two years.

·    Three or more outstanding collections or public record instances within the past three years (excluding medical conditions) may result in immediate denial. Applicants not meeting this criterion may be accepted with an additional deposit.

·    Open bankruptcy will require an extra deposit.

·    No bankruptcies in the past three years (circumstances may vary).


 

 

 

 

PUBLIC RECORDS

·    Upon receipt of the rental application deposit and screening fee, a consumer reporting agency shall conduct a search of public records to determine whether the applicant has been convicted of, or pled guilty or no-contest to any crime, misdemeanor or felony within the past seven years, which will result in immediate denial.

·    Registered sex offender will result in immediate denial.

 

OCCUPANCY STANDARD

• No more than two occupants per bedroom, plus one child under two years old is allowed.  

 

PET POLICY

·    No pets will be allowed in rental unit, except for a small bird or fish tank.

 

OTHER

·    Smoking (of any substance) is strictly prohibited on the property. 

·    Applicants must be physically able to perform yard care and snow removal, as stipulated in the lease/rental agreement. 

 

DENIAL PROCESS

·     If your application is denied and you believe you qualify under the criteria described, you may choose to do the following:

·    Contact the company supplying the information to discuss your application.

·    Correct any inaccuracies through the credit reporting agency’s policy.

·    Request the credit reporting agency to submit a corrected credit check to the appropriate screening company.

·    Upon receipt of the corrected and satisfactory information, your application will be re-evaluated for the NEXT available home.  

 

 

 

 

APPROVAL OF SCREENING AND COST

 

·    The consumer report will be generated by Acranet, a consumer reporting agency. Contact information for Acranet is as follows:

·    In the case of application denial or an adverse action is taken, you have the right to obtain a free copy of the report and dispute the accuracy of the information appearing in the consumer report by contacting Acranet.

·    Cost for screening is $45.00 for each person over 18 and is non-refundable and payable by card on the application. Alternatively, payment can be made by providing credit card information directly to Acranet.
